Deficiency Judgment Protection for all short sellers of one to four residential units. In July 2011 California passed SB 458 which prohibits a lender from going after a short seller for a deficiency judgment.  Now all loans are protected and short sellers do not have to worry about any deficiency judgments. Prior to SB 458 only certain first trust deeds were protected.
